During an Open House in Harrisburg PA

How to keep your home safe during an open house in Harrisburg PA: Letting complete strangers tour your home is a little unnerving. Along with dealing with lots of unknown visitors, you may also fear judgment for hoarding unfinished Pinterest projects in your Laundry Room!  Most things that can cause social embarrassment are easy to hide, but it is worth putting some thought into keeping your home and belongings secure throughout the process of finding a buyer.

Here are some safety and security tips that protect your home and your peace of mind.

How to keep your home safe during and open house in Harrisburg PA:
Preparing for Your Open House…..

The moment you decide to put your home on the market is the moment that you prepare to host strangers. It’s a normal part of the selling process, and you can make yourself feel more comfortable by thinking through the following.

Check with your insurance carrier so you know what your policy covers. Do you have enough insurance to cover any potential property damage? Do you have enough to cover valuables?

Let your neighbors know that you are planning an open house and ask them to keep an eye out for anything unusual.

How to keep your home safe during open houses in Harrisburg PA:
Twas the Night Before The Tour….

The night before your open house, start putting away valuables. If you aren’t sure what that might be, consider what the FBI considers valuable. According to the FBI the most commonly stolen items include money, jewelry, office equipment, clothing/furs, electronics, and firearms. As you start to put away these valuables, create a checklist that will help you organize the process for future open houses, and ensure that you don’t overlook anything in the rush.

Hide your family calendars: guests really don’t need to know when your family plans to be away nor do they need to know where you plan to be.

Put away pictures of your children.

Lock away passports, extra keys, financial statements and social security cards.

Stow wine, liquor, cigars, and prescription drugs.

How to keep your home safe during an open house in Harrisburg PA:
On the Day of the Open House…..

If your Agent arrives while you are still home, be sure to walk through the home and orient them as needed. After you return, check all areas of your house including closets and your backyard. Double check all of the locks on windows and doors to make sure they are secured as they were before the open house started. You can feel great knowing that you are protecting your home and belongings but also helping keep your agent safe.

You just learned how to keep your house safe during an open house in Harrisburg, PA! You are now an open house safety graduate. May your house show well and sell quickly!

I look forward to helping you when you’re ready to sell… or buy!

How to Sell a House in Harrisburg PA: Make Sure Your Home Sells At The Right Price

How to Sell a House in Harrisburg PA: Make Sure Your Home Sells At The Right Price

Establishing a reasonable and profitable listing price for a home is perhaps the biggest challenge in considering how to sell a house. Before coming to a final figure, many sellers ask themselves: “That home down the block went for a lot; can I just price my home in the same ballpark?” “Can I jack the price up in a hot market?” These and many other factors must be considered before deciding how to sell a house and settling on a listing price.

As a Real Estate professional, while considering how to sell a house, I recommend taking the following steps before setting an asking figure.

Do The Homework. Ask for a written comparative market analysis (CMA) before you continue on your quest of how to sell a house. This will provide a list of recent sales prices of similar homes in the area (with comparable numbers of bedrooms, baths, square footage and lot size), the asking prices of homes currently for sale nearby and other important information. I will then provide a professional estimation of a legitimate selling price.

Take the Emotion Out of It. While the seller likely has great affection for the home, I will not set the price based on the seller’s emotion. Instead, I will evaluate the location, condition and size of the home and decide how to price the house, and therefore educate you on how to sell a house.  A house in a secluded, exclusive area may appeal to some, while others will want to be closer to schools, shopping and health care facilities. What is the physical condition of the home? Is it a fixer-upper? Does it make a good first impression (the ever important curb appeal)? Will it appeal to a growing family, or is it better suited to empty nesters?

Determine If It Is a Buyers/Sellers Market. Home inventory, mortgage interest rates and the economy play a role in determining how to sell a house. It  will determine whether the buyer or seller has a negotiating advantage. Interest rates remain at historically low levels even as the economy shows signs of improving, putting buyers in a good position to shoulder “good” debt of homeownership.

Do the Math. Do not forget to figure in closing costs, legal fees and other selling expenses when determining how to sell a house. I can provide cost estimates, and negotiate with potential buyers to ensure a good sale price.

Give It the Once Over. There is one more step to ensure that your steps in how to sell a house have been met. Do as much as possible to improve the home’s appearance: touch up the paint, fix leaks, seal any cracks, clean up the clutter, and eliminate pet odors. The house has only one chance to make a first impression.

Selling a House in Harrisburg, PA: What’s a Home Warranty?

Selling a House in Harrisburg, PA: What’s a Home Warranty?

When considering selling a house, a home warranty is something that many buyers feel is a plus. It is a service contract, normally for one year, which helps protect home owners against the cost of unexpected covered repairs or replacement on their major systems and appliances that break down due to normal wear and tear. Home Warranty Coverage is for systems and appliances in good working order at the start of the contract. If you are thinking of selling a house, include this in your considerations.

Check your home warranty policy to see which of the following items are covered. Also find out if the home warranty policy covers the full replacement cost of an item.

Selling a House in Harrisburg PA: Keeping the Kids at Bay When Selling Your Home

Selling a House in Harrisburg PA: Keeping the Kids at Bay When Selling Your Home…  Homeowners with young children face a common challenge when faced with selling a house: How do you keep the home clean and ready for prospective buyers while maintaining a kid-friendly and safe environment?

Keeping that “staged look” as the kids create instant messes can be overwhelming.  Your primary focus when selling a house should be the kids’ bedrooms, according to two home stagers.

“Children’s bedrooms are often problematic when selling a house,” said Külli Yee, founder and president of Ilus Design Home Staging and Re-design, Port Coquitlam, B.C., Canada. “They tend to have more clutter than most rooms in the form of toys and activities, and out-of-season and hand-me-down clothes and toys are often stored in the child’s bedroom.”

Selling a House

Ye suggests when selling a house, to limit the number of toys and activities that children play with each week; adding and subtracting as the kids get bored.

“Most kids only actively use three or four favorite toys at a time and the rest just sits there collecting dust,” Yee said. “Pack away extra toys, stuffed animals and books. Organize the remaining toys neatly in baskets, boxes and bins and display only a few items on the shelves.”

Alice T. Chan, a Fremont, Calif.-based home stager and author of the book 8 Steps for Creating an Irresistible Market Ready Home that Sells, recommended that when selling a house, keep a child’s bedroom floor and closet free of clutter by lightening the load.

“Reduce the amount of items stored in the closets,” she said. “Pack, store or give away anything that the child doesn’t need for the next two to three months. This is also the perfect time to get rid of unused or broken toys and old clothes.”

Selling a House

For those with infants, a nursery should be kept tidy with all extra diapers, wipes, lotions, baby bottles and clothes hidden away in a dresser. Make sure that the diaper pail is emptied frequently.

Moreover, remove any furniture that doesn’t serve a purpose in the nursery. Anything beyond a crib, dresser, rocking chair, changing table and small accessories should be packed away.

If you are selling a house, and your kids have their own rooms, consider asking them to share a room for a couple of months until the home sells. This allows you to set up the other bedrooms as a guest room or home office, adding extra value to your home.

Unlike pets, you can’t simply pack up the kids and send them away for weeks at a time. Remind your children that once your current home sells, the new home will bring them exciting new adventures. If that doesn’t make them more cooperative in helping keep the place then there’s always plan B: bribe them with ice cream, outside!

I have many suggestions for getting your home ready to market. Selling a house can be a simple process, or a stressful, lengthy one if not done correctly. Call me immediately for help at 717 514-1793 or Ken@KensHomesales.com

Selling a House in Harrisburg PA: Seeing the Light

Selling a House in Harrisburg PA: Seeing the Light

Most homeowners claim to be eco-friendly and want to help the environment, yet they worry that when confronted with selling a house, making changes in their home will be costly or inconsequential. This is especially true for someone who is in the process of selling a house and doesn’t want to make any substantial changes to a place they hope to be leaving soon.

However, making-energy efficient home improvements doesn’t have to mean sweeping changes and, by creating a better carbon footprint for your house, you will attract green-conscious homebuyers.

Recent studies have reported that 80% of homebuyers identify energy savings and comfortable surroundings as key factors when deciding between listings; so more agents today, when selling a house, are working with home sellers on innovative energy, environmental and ecological approaches, and opportunities.

Selling a House with LED Lighting

Having an impact on selling a house can be easy! One simple and easy change concerns the lighting in your house. Today’s green lighting isn’t limited to the fluorescent light bulbs to which most people have quickly adapted. There are plenty of other options including LED gaining in popularity as a viable and affordable home-lighting source.

LED is an energy-efficient, semi-conducting light source that started growing in popularity in 2007. In the past, LED lighting appeared as unattractive blue hues but today’s LED lighting offers the same bright white output as incandescent lighting. Plus there is an affordable price tag to go with it and people understand the value of it. Selling a house does not have to entail high-priced preparations!

LED lighting can also be used in some areas of the home that will better showcase features when one looks around. From track lighting over the fireplace to under-counter cabinet lighting to can lighting in the hall, LED fixtures can cast dramatic light on your home’s best features – a low-cost expenditure when selling a house!

There are plenty of other benefits as well. LED lighting uses 75% less electricity than the standard incandescent light bulbs, and LED bulbs last 50 times longer than standard bulbs, saving you money.

Energy-efficient lighting should also be used in exterior locals of the home, such as around any deck, pool, patio or garden. These low-energy emitting lights are perfect complements to any outdoor features you want to show off.

Selling a House with LED Lighting

Of course, once someone buys a home, they can just make the changes themselves, but a savvy real estate agent will tell you that a homebuyer that when selling a house, buyers will judge your eco-friendly actions in a positive light and may be more inclined to deal with you.

Taking advantage of these modern lights will not only let you help the environment, but it may benefit your pocketbook as well.

Four Reasons to Sell Now.. (and a few reasons NOT to sell now)

Four Reasons to Sell Now.. (and a few reasons NOT to sell now)

You decide..

Even though the country is sitting still waiting for the recession to recede, homeowners and prospective homeowners are practically pacing back and forth during this nail-biting period when no one’s sure of anything.  You might think that there is absolutely no good reason to sell right now – but then, again, you may think it’s a perfectly good time.  No matter which side of the coin you’re on, there are valid arguments on both.  Here, we’ve assembled a list of tips on both ends of the spectrum and hope it’ll help you come to some sort of consensus on your real estate marketplace.

Yes, there has been activity in the real estate marketplace in general.  Don’t be surprised to hear that a good number of homeowners are opting to buy new properties, others are selling theirs and of course, others still are waiting it out, even if it means their property is currently suffering a loss.  Even though some of the sales are taking a bit longer than average, the sales are definitely there.

Now, if you’re like most people, you are just plain not sure what to do next.  So as you hang out with your friends and the conversation turns to real estate, you don’t know what to answer to the question that comes up, “Why would anyone sell at a time like this?”  Well.  We’ve got a few reasons to share with you.

1. Buyers have been shuffling money from their savings only to fund their properties – and they just don’t want to tap into their secondary resources like their retirement fund anymore.  Add negative cash flow to inflated expenses versus rental income – and you have a recipe that calls for SELLING.

2. People with no mortgage and some equity want to get that cash out of the property FAST and put it somewhere safer.  So the equation here is lower risk=lower return; they don’t want to take any chances and they’d rather sell to be on the safe side.

3. Homeowners feel they might as well cut their losses while they’re still ahead, instead of waiting 5-7-even 10 years for the market to turn around.  They are simply of tired of paying the negative cash flow month after month after month.

4. With interest rates as low as they are, buyers have a TOTAL advantage in this market, so naturally if you want to sell – DO it.  There’s a good chance it’d be a successful sale.

Of course, there are many people sitting tight with their pocketbooks clamped shut and their doors locked, just waiting for the right time.  Here are a few things to know on why some people are NOT going to be selling anytime soon.

1. Some homeowners are banking on the fact that the market will make a speedy recovery, their equity will return and all will return back to normal soon enough.  Who knows?  It could happen.

2. Owners of multiple properties are getting great use of their vacation or second home – and figure that the enjoyment gained from the use of these places, far outweigh the negative cost to run those properties.  So even though they are experiencing losses every month, the price is worth the enjoyment.

3. Properties that generate a decent amount of rental income only need a little extra to top off the negative expenses and owners are willing to take the chance and wait the time out till the market gets better.

The bottom line is, you have to decide what your situation is, what your priorities are and as you head toward a real estate goal, where you want to end up.  There’s a misconception that the real estate market is practically stalled right now.  This is so far from the truth.  Actually, the trend for the past several months and even leading into the holidays, is that buyers are doing up contracts as we speak.  Contrary to popular belief, foreclosures are currently on the decline and not on the rise like most believe to be the truth.  In fact, short sales are on the rise.  When you factor in that aggressively priced properties are selling super fast and sellers are getting multiple offers on them, you can see that there definitely is activity in the real estate arena these days.

Obviously, the choice is yours and we hope we’ve effectively shared with you that you DO have choices in this market – and we’re here to help make sure you make the right ones for you.
