Establishing a reasonable and profitable listing price for a home is perhaps the biggest challenge in considering how to sell a house. Before coming to a final figure, many sellers ask themselves: “That home down the block went for a lot; can I just price my home in the same ballpark?” “Can I jack the price up in a hot market?” These and many other factors must be considered before deciding how to sell a house and settling on a listing price.

As a Real Estate professional, while considering how to sell a house, I recommend taking the following steps before setting an asking figure.

Do The Homework. Ask for a written comparative market analysis (CMA) before you continue on your quest of how to sell a house. This will provide a list of recent sales prices of similar homes in the area (with comparable numbers of bedrooms, baths, square footage and lot size), the asking prices of homes currently for sale nearby and other important information. I will then provide a professional estimation of a legitimate selling price.

Take the Emotion Out of It. While the seller likely has great affection for the home, I will not set the price based on the seller’s emotion. Instead, I will evaluate the location, condition and size of the home and decide how to price the house, and therefore educate you on how to sell a house.  A house in a secluded, exclusive area may appeal to some, while others will want to be closer to schools, shopping and health care facilities. What is the physical condition of the home? Is it a fixer-upper? Does it make a good first impression (the ever important curb appeal)? Will it appeal to a growing family, or is it better suited to empty nesters?

Determine If It Is a Buyers/Sellers Market. Home inventory, mortgage interest rates and the economy play a role in determining how to sell a house. It  will determine whether the buyer or seller has a negotiating advantage. Interest rates remain at historically low levels even as the economy shows signs of improving, putting buyers in a good position to shoulder “good” debt of homeownership.

Do the Math. Do not forget to figure in closing costs, legal fees and other selling expenses when determining how to sell a house. I can provide cost estimates, and negotiate with potential buyers to ensure a good sale price.

Give It the Once Over. There is one more step to ensure that your steps in how to sell a house have been met. Do as much as possible to improve the home’s appearance: touch up the paint, fix leaks, seal any cracks, clean up the clutter, and eliminate pet odors.             With so many homebuyers seeking green features in the homes they consider, selling a house while creating an eco-friendly atmosphere for the buyer doesn’t always mean costly fixes.

            It’s always nice for a homebuyer who’s been touring houses all day to find water or a snack waiting for them in your kitchen. Instead of leaving the customary bottled water, go the eco-friendly route and have a pitcher of filtered tap water at the ready. Add some organic fruits and vegetables and keep trash minimized. Also, use glassware and plates instead of plastic cups and paper plates. This practice is not only green, it shows class.

            Talk with your agent about using recycled paper for all your brochures and advertisements around the neighborhood. Someone who is environmentally conscious will appreciate the effort.

            Another way to acting “green” while selling a house, is during your de-cluttering stage. Remove furniture and other items from your home prior to the home’s listing. Instead of simply throwing out all those things you no longer want prior to selling a house, you can recycle, resell at a garage sale, donate to a charity, or give away the items at the popular website Freecycle.com.

            Big fixes around the home can go a long way to selling a house. In this age of global warming and high-energy costs, more buyers are looking for houses that embrace energy conservation. The simplest upgrade is to replace all the light bulbs in the home with CFLs (compact fluorescents), which use a quarter of the electricity as regular bulbs.

            Also consider tankless water heaters, even if not selling a house! These are energy efficient and ultimately use less water during the heating process.

Selling a House in Harrisburg PA: Keeping the Kids at Bay When Selling Your Home…  Homeowners with young children face a common challenge when faced with selling a house: How do you keep the home clean and ready for prospective buyers while maintaining a kid-friendly and safe environment?

            Keeping that “staged look” as the kids create instant messes can be overwhelming.  Your primary focus when selling a house should be the kids’ bedrooms, according to two home stagers.

           “Children’s bedrooms are often problematic when selling a house,” said Külli Yee, founder and president of Ilus Design Home Staging and Re-design, Port Coquitlam, B.C., Canada. “They tend to have more clutter than most rooms in the form of toys and activities, and out-of-season and hand-me-down clothes and toys are often stored in the child’s bedroom.”

            Ye suggests when selling a house, to limit the number of toys and activities that children play with each week; adding and subtracting as the kids get bored.

            “Most kids only actively use three or four favorite toys at a time and the rest just sits there collecting dust,” Yee said. “Pack away extra toys, stuffed animals and books. Organize the remaining toys neatly in baskets, boxes and bins and display only a few items on the shelves.”

            Alice T. Chan, a Fremont, Calif.-based home stager and author of the book 8 Steps for Creating an Irresistible Market Ready Home that Sells, recommended that when selling a house, keep a child’s bedroom floor and closet free of clutter by lightening the load.

            “Reduce the amount of items stored in the closets,” she said. “Pack, store or give away anything that the child doesn’t need for the next two to three months. This is also the perfect time to get rid of unused or broken toys and old clothes.”

            For those with infants, a nursery should be kept tidy with all extra diapers, wipes, lotions, baby bottles and clothes hidden away in a dresser. Make sure that the diaper pail is emptied frequently.

            Moreover, remove any furniture that doesn’t serve a purpose in the nursery. Anything beyond a crib, dresser, rocking chair, changing table and small accessories should be packed away.

            If you are selling a house, and your kids have their own rooms, consider asking them to share a room for a couple of months until the home sells. This allows you to set up the other bedrooms as a guest room or home office, adding extra value to your home.
